Building in southwest Montana since 2009, with our own team and woodshop and measured performance where it matters.
OUR APPROACH
Warm in February and built to stay tight.
Silent heat in February. Doors that shut the way they did the day they were hung. Wainscoting that matches the 1910 profile because someone in our shop cut a knife for it.
We build new custom homes for comfort and performance. We also restore older Bozeman houses and improve how they live, feel, and use energy. We take on a small number of builds each year. Each project gets a project manager and a site superintendent from the first walkthrough through the punch list, with a visible budget and regular communication.
PASSIVE HOUSE
Comfort begins with the building envelope.
Passive House design treats the home as one system: a continuous air barrier, details that limit thermal bridging, deep insulation, high performance windows, careful solar design, and heat recovery ventilation that keeps filtered air moving through the house all winter.
South Black tested at 0.34 ACH50, measured by a blower door test.
Detailed on paper before framing, installed by the same team, and verified by test.
No framing member carrying cold straight through the envelope. Drawn as details, not improvised on site.
Triple glazed units specified for each orientation, so the south wall works with winter sun and the north wall resists heat loss.
Filtered outside air continuously, with most of the heat kept indoors. Smoke season stays outside.

The 777 Project
A mortise and tenon frame in Douglas fir, with a tongue and groove ceiling custom milled in Missoula. Architecture by JP Architecture and Design.
Bridger Shadows
The original house was lost in the Bridger Foothills Fire. We sifted what could be saved with the homeowner and trucked out the rest. New foundation in the spring, keys back in hand inside a year. The floors and the furniture were milled from fir taken off the property. Architecture by JP Architecture and Design.

South Black

The X
A single story house on an open ridge. Its pinwheel plan has four wings, each aimed at a different view and wrapped in weathering steel. Architecture by Actual Architecture.
South Grand
A downtown Bozeman house taken down to its original studs, more than doubled in size, and rebuilt for modern comfort and performance. The kitchen and primary bedroom volumes mirror one another so the addition reads as part of the original house. Architecture by JP Architecture and Design.
North Valley
A long, low house set into the valley floor and drawn around the evening light. Architecture by ASPEKT Architecture and Design. Shown in renderings while the house is under construction.
Grand Avenue
A Mission Style structure in Bozeman. It was six hundred square feet when the owner bought it. We deconstructed the interior, quadrupled the square footage, and added a second story ADU. Architecture by JP Architecture and Design.
Bozeman Craftsman
Built in 1910 by a local dentist and short on everything a modern family needs. We gutted the attic and second floor, added a dormer, two bedrooms, and shoehorned in a kid’s bathroom. Architecture by JP Architecture and Design.
Middle Creek Montessori School

Gathering in Paradise
A building made to be opened. Massive lift and slide doors open whole walls to the valley. A high performance envelope keeps the room comfortable when the walls are shut. This is a public gathering place, not a private home, and it will take reservations when it opens. Architecture by Studio Limen. Under construction.
Ross Peak Custom
The one on this list with no client: our own. A timber truss over the entry, stone up to the window heads, three bays for the trucks, and stained vertical cedar run against sage lap siding. Architecture by JP Architecture and Design. Under construction.

One team and a shop that builds what the catalog cannot.
Site superintendents, lead carpenters, a shop foreman, project managers, and a general manager. The cabinetry, millwork, and specialty pieces are made here by the people on your job from foundation through the punch list.
